Is It a Good Time to Buy a House in California?

If you’ve been thinking about buying a home in California, you’ve probably asked yourself: “Should I buy now, or should I wait?“

It’s a fair question. With changing mortgage rates, home prices, and market headlines, knowing when to make a move isn’t always easy.

But here’s what many buyers overlook: there isn’t one California housing market.

What’s happening in Los Angeles may be very different from what’s happening in Sacramento or San Diego. Even two neighborhoods in the same city can have different levels of demand.

That’s why the decision to buy shouldn’t depend on a statewide headline alone.

Start With What’s Happening in Your Local Market

Before deciding whether it’s a good time to buy, it helps to understand how homes are actually selling in your preferred area.

One place to start is housing inventory, or the number of homes available for sale.

When there are more homes to choose from, buyers may have more flexibility. They can compare properties, take time to evaluate their options, and potentially negotiate better terms.

When inventory is limited, competition may be stronger, especially for homes in desirable locations.

But inventory alone doesn’t tell the whole story.

For example, a neighborhood might have several homes listed for sale, but only a few that match your budget, preferred layout, or property type. What matters is how many suitable options are available to you.

A Home That’s Been Listed for 45 Days Isn’t Always a Bargain

Imagine finding a property that’s been on the market for 45 days.

You might assume the seller is ready to negotiate. And that could be true.

But before making an offer, it’s worth asking why the home hasn’t sold.

If similar properties nearby are selling within two weeks, there may be something worth investigating. Perhaps the asking price is too high, the home needs repairs, or its layout doesn’t appeal to as many buyers.

On the other hand, if homes in that area typically take 60 days to sell, a 45-day listing may be perfectly normal.

Days on market are useful, but only when you understand what they’re being compared against.

What About Price Reductions?

A price reduction can catch a buyer’s attention. But a lower asking price doesn’t automatically mean you’re getting a good deal.

Suppose a home was originally listed at $1.2 million and later reduced to $1.1 million.

That $100,000 reduction may look significant. But if similar properties have recently sold for around $1 million, the home could still be priced above what the market supports.

This is where comparable sales become important.

By looking at recently sold homes with similar locations, sizes, conditions, and features, buyers can develop a more realistic understanding of a property’s potential market value.

The goal isn’t simply to negotiate below the asking price. It’s to understand whether the price makes sense in the first place.

So, Is It a Good Time to Buy?

The answer depends on more than whether prices are rising or falling.

It depends on the opportunities available in your preferred location, the competition you’re facing, and whether a particular property fits your financial and personal goals.

A slower market may create room to negotiate, but that doesn’t make every listing a good purchase. A competitive market may require faster decisions, but that doesn’t mean you should overlook important concerns.

At Canas Real Estate Group, Jose Canas helps buyers look at these factors together. The objective is to understand what the market is telling us before deciding how—or whether—to move forward.

The right question isn’t simply, “Is now a good time to buy?” It’s “Does this particular purchase make sense for me, under today’s conditions?”
